Pest Inspection Sydney

Pest inspections are recommended prior to buying property to make sure that there are no undiscovered problems with your property. Termites are timber pests, also wood decay (or wood rot) and wood borers. These little critters are quite common in properties and can jeopardise the safety and strength of structures within your building.

 

Many properties around Sydney have certain elements which can be susceptible to damage from timber pests. Around 1 in 5 homes have some form of termite activity, Sydney is rated the 2nd highest risk area in Australia for timber pest infestation.

 

 

Pest Inspections are highly recommended, we seek 4 very critical things:

  • Termites which are Subterranean and/or termite activity evidence and damage. We also look for evidence of any Termite treatment applied previously. (critical).

  • Pests such as Timber borers and any evidence of their damage.

  • Rotted wood (wood fungi) damage or any safety risks in structures of timber like rotten timber steps and balconies.

  • Anything that may induce wood rot will be reported.

  • Any other safety hazards are reported in regards to timber structure.

 

 

Termites are timber pests, Timber Borers and Wood Decay Fungi (wood rot). These pests destroy timber from the inside out, such as wall floor boards, frames, handrails and roof, floor frames etc. After attacks the timber becomes weak, creating dangerous problems in structer and potential risks to safety. Termite damage is usually not visible, especially to the untrained eye. If you do not detect and take measures early, large costs and hassles may happen.

 

When is the best time to book a Pest Inspection?

After buying a property in Sydney and contracts are exchanged, there's a five day ‘cooling off’ time, so you have the option to have the contract cancelled as long as you give written notice.

 

It is the most common time for pest/building inspections to be booked during the cooling off period. We recommended that you organise the inspection prior to the contract exchanging because this gives you time to process the information, then change your offer based on what you have discovered from the inspections.

 

The 'cooling off' time doesn't apply when you purchase properties at auctions or have contracts exchanged on the same day as auction after it is passed in.
